Audie Murphy Ranch is one of Menifee's largest newer master-planned communities, on the city's western side around Newport Road and Goetz Road toward Canyon Lake. It's named after the World War II hero and actor Audie Murphy. Planned for about 2,100 homes, it stalled during the 2008 recession, restarted in 2011, and has been built out in phases since, so most of its homes were built in the 2010s and later.
What causes water damage in newer homes
- Upstairs laundry and bathroom leaks. Many plans put the washer upstairs. A failed fill hose or drain can soak the floor system and the ceiling below.
- Fitting and fixture failures. PEX plumbing is common in newer homes, and leaks tend to happen at fittings, manifolds and fixture connections rather than along the pipe.
- Hillside runoff. Sloped lots and the hills to the west send storm water toward back patios and garage doors.
- Wildfire smoke. Open hillsides at the edge of the community raise smoke exposure during Santa Ana wind events.
If your home is still under a builder warranty, check what it covers before tearing anything out, but don't delay drying. Photograph everything first.
